The most important goal of the organisations participating in the establishment and development of the Godollo Innovation and Logistics Park is to help utilise and exploite the outstanding potentials of the town of Godollo and its region and attract undertakings of considrable growth potentials as well as to create favourable circumstances for domestic and foreign direct investment.

In addition to undertakings providing trade and logistics services another important goal of the programme is to attract undertakings engaged in knowledge-based industries generating higher added value, in line with the potentials lying in the local human resources and the local natural and environmental resources and circumstances.

Further goals of building up the park are to assist the region's economic development, to create jobs and make the requisites for incubator activities available, as well as to build up an integrated economic model in which services, research and development, production and trade are organically linked to one another, stimulating and helping eachother's functioning.

The park is making efforts to methodically seek for representatives of industries and economic activities that can, based on the intellectual foundations and infrastructure of the Szent Istvan University (SZIE) and the education institutions associated with the SZIE, create and adapt the fundamentals of a new knowledge-based and environmentfriendly production and service provision centre.

One of the most important aspects in the selection of the targeted branches of operations is that the town and its region should preserve its pleasant natural environment, thus the Founders have ruled out the possibility of the settlement in the park of any undertaking that could threaten the natural environment.


The location


The Gödöllő Innovation and Logistics Park is located lies some 10 km north-east of the border of the capital city of Budapest, on the edge of the town of Gödöllő towards Budapest, along Main Road No. 3, south of Motorway M3. At present the Park is accessible from M3 through the exit at Gödöllő through the town centre or directly from Main Road No. 3 directly from the roundabout junction. Motorway M3 and Main Road No. 3 provide adequate connections for the area to the capital city and other regions of Hungary. The park was connected to the Main Road network by the roundabout junction constructed in the summer of 2005 at the intersection of Main Road No. 3 and the prospective bypass road.

The planned routes of two important roads pass along the Park. These roads will make the area even easier to reach, providing it with excellent logistics potentials.

One of the prospective roads is the bypass road around the town, aimed to relieve Gödöllő of the transit freight traffic. The construction of the bypass road’s section connecting Main Road No. 3 - and so the industrial park - to Motorway M3 is expected to be started in year 2009.

The other prospective road is the one linking the southern part of the orbital motorway M0 to motorway M3, in other words, the M0-M3 connection (M31). This state investment project is a high priority one in Pest County’s 15 year road construction programme and it is also a prioritised project among the road network development concepts worked out by the Ministry of Economy and Transport. The construction of the road has been

started and according to the provisions laid out in the relevant act of law and the relevant investment plans it will be completed by the spring of year 2010. After the completion of these two roads the Park’s area will be directly integrated in Hungary’s transport network for all of Hungary’s motorways and important Main Roads will become

directly accessible.

Those intending to use public transport services can get to Budapest from Gödöllő by bus, the suburban train or by train, in about 30-50 minutes. Nearby municipalities are also easy to reach by bus. The town's railway station is suitable for rail cargo deliveries as well. Outside the town there is a sports airport, at a distance of some 2 km from the development area.

 



The legal status of the real estates


The real estates concerned are owned by Gödöllői Ipari Park Zrt. - the Company - and are registered as uncultivated un-built up real estates within municipality boundaries.

The establishment of sites in the 40 hectare area had been completed by December 2006, the real estates to be sold have been defined as construction sites within municipality boundaries, each having its own land registry number. There is another 60 hectare real estate categorised as an industrial site (land registry number 083) available for expansion, owned by the Zrt., adjacent to the industrial park. The master plan for the area available for expansion entered into force on 1 December 2007. The 60 ha area dedicated to expansion will be sold in large parcels, typically of 10-25 hectares apiece.

The 60 ha area’s connection to public roads is provided for by the existing internal road network of the industrial park - already in service - and its public utility services are also provided for, through the existing public utility lines. The process of dividing the 60 hectare area into parcels is in progress.

Owing to the bank loan and bank guarantee contracts providing for the project’s financing some real estates are encumbered by mortgage established to the benefit of Magyar Külkereskedelmi Bank Rt. Upon the sale of the sites the bank’s mortgage will be automatically removed form the real estate concerned.

The industrial park’s master plan

On 21 September 2001 the company called Gödöllői Ipari Park Rt. (GIP Rt.) won the ‘Industrial Park’ title in a tendering procedure organised by the Ministry of Economic Affairs. The master plan for the nearly 40 ha development area of the industrial park was adopted by the Council of the Municipal Government of the town of Gödöllő on 10 February 2002.


Infrastructure

The industrial park’s internal road network and infrastructure had been completed by end 2004, in accordance with the adopted master plan. All real estates comprised in the Gödöllő Innovation and Logistics Park are supplied with all public utility services. The utility pipelines and cabling follow the internal road network’s routes. The infrastructure capacities and the public utility facilities of the industrial park were designed to cover both the requirements observed so and the expected demands of the 60 ha development area.

Telecommunication:

The up-to-date data transmission and business communication system to be

constructed will offer a complex solution, meeting specific individual requirements as

well, for all businesses to settle in the Park. Customers will be able to make their

choice from among available service providers, with Invitel Rt. being the regional

telecommunication service provider company.

The Gödöllő Industrial Park is an ECONOMIC AREA, and more specifically, a

COMMERCIAL, SERVICE PROVIDING, ECONOMIC AREA

In a commercial, service providing, economic area commercial, service providing and

industrial facilities as well as accommodation can be constructed.

The Industrial Park belongs to the following zones:

Proposed services



The industrial park is already providing certain basic services: (e.g. fencing the area around, regular maintenance of the fence, guarding the area of the industrial park round the clock, regular maintenance of the industrial park’s rainwater reservoir and maintenance of the rainwater desiccating ditches from time to time as required, maintenance of the roads as required) but the range of these services will be substantially expanded in the central building to be built up by the summer of 2009. The purpose of the services planned to be provided by the industrial park is to make the facilities and activities required for multiple organisations available for those settling in the park more efficiently than they could arrange and provide for such facilities and activities for themselves on an individual basis.

From July 2009 the Gödöllő Innovation and Logistics Park is planned to be able to provide the following services for undertakings in the park in the Service Providing Centre, a complex of two blocks, of a total floor area over 3.500 m2, whose construction is already in progress, depending on demand:

    * A variety of services will be provided in the central building, (e.g.: telephone exchange, classrooms, factory medical consultant service etc.), and office and conference room rental services for undertakings that could provide services for multiple entities settling in the park (e.g. accountant firms, financial service providers, IT service providers etc.).
    * IT services: producing WEB pages with the involvement of external experts, collecting information on a systematic/methodical basis at request, creating register of R&D competence capacities.
    * Organisation of training programmes: training programmes concerning issues affecting employees of multiple undertakings, in the classrooms in the central building. Classrooms can also be rented on an individual basis.
    * Cooperation in seeking for the required employees (cooperation with labour centre, local training institutions, organising on-site training courses, database building, organisation of trips, managing advertisements etc.).
    * Consultancy - raising funds, preparation for quality assurance in groups, legal services, HR consultancy etc.
    * Factory medical consultant service: organising regular factory medical consulting hours in the central building
    * Collecting postal consignments, emptying post boxes
    * Providing for guarding the area, portal service
    * Operation of restaurant and canteen
    * Landscaping, cultivation of common areas
    * Organising spare time activities (e.g. providing sports facilities)
    * Organising maintenance operations (real estate, engineering, IT)
    * Selective waste collection

 

A total of 13 shops - 80 m2 each - can be rented in the Service Providing Centre for manufacturing or similar activities and businesses can also rent 200-300 m2 sections of the warehouse of an over 1000 m2 floor area to be constructed in a separate building next to the Centre.
